BMS Operator – Job Vacancies

Job Description / Requirements:

1. Monitor BMS data, readings and make sure assets , systems are functioning properly

2. Report any findings to the supervisor

3. Carry out routine check for correct operation for all control equipment

4. Performs routine checks and upgrades software as provided by the Manufacturer to ensure optimal functioning of
the BMS system.

5. Monitor the operation of the HVAC control systems using the BMS to monitor performance.

6. Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency
improvement.

7. Monitors and verifies operation of all BMS field devices.

8. Troubleshoots BMS system faults and develops repair solutions.

9. Adjusts BMS settings and parameters to meet changing conditions, i.e., Load, Environmental, Customer needs, etc.

10. Records maintenance data and generates reports as needed.

11. Monitors of fire detection alarm system, such as smoke detector, heat detector, sprinkler, and emergency exit, in
coordination with Safety Function.

12. Monitors of Water tank supply level alarm, air handling unit, fresh air handling unit.

13. Monitors and controls the Fire pump system, motors, sewage pump, electrical system, water system, ventilation
elevator control in the building.

Desired Candidate Profile

The operator shall able to monitor, operate, control, different type of BMS systems Such as, Honey well systems, Siemens systems, Schneider (tac) systems, condom BMS systems etc. The operator should have knowledge in operation and functions of HVAC & Electrical related systems. The operator shall be able to handle the Fire Alarm situations and should have an experience in functions & operations of all low current systems such as; Lighting control system, Access control system, CCTV, Elevator monitor system, Leak detection System. The operator shall able to prepare day to day activity reports and coordination with Security control room and other maintenance Contractors, Correspondence with superiors and other department regarding various issues involved during operation of the systems, Generation of activity reports and system back up etc. out of which 3 years should be in administration of Contracts preferable in Gulf Region.
